DERBY — Umberto Morale said he doesn’t understand why there is such an outcry over his hoped-for renovations at The Hops Company on Sodom Lane. “All I want to do is demolish the older buildings and the house in the back, construct a new building for weddings and events and add parking,” he said. “There is no 5,000-square-foot building planned.” But to do so, Morale needs more than permission from the Planning and Zoning Commission. He needs a zone change — one that’s not on the books at this point. Morale’s beer garden exists as a non-conforming use in a residential area. Such a designation prevents him from making any changes, unless something like his lawyer’s proposed Derby Development District is approved.
